Step by step

Apply for property tax relief

One form, the PAS-1, covers ANCHOR, Senior Freeze and Stay NJ. Here is the whole process from start to payment.

  1. Check that you qualify

Homeowners and renters can get ANCHOR. Senior Freeze and Stay NJ are for homeowners 65 or older (Senior Freeze also covers people on Social Security disability). Use our benefits checker for a quick read.

  2. Gather your papers

    • Your 2024 and 2025 property tax bills, or a letter from your tax collector showing taxes paid
    • Your 2025 income figures for everyone in the household (Social Security, pensions, IRA withdrawals, interest)
    • Your Social Security number and your spouse's
    • If you rent, your landlord's name and address
  3. File the PAS-1

File online through the NJ Division of Taxation or mail a paper PAS-1. If you filed for Senior Freeze last year, the state may have mailed you a form already. The deadline is November 2, 2026.

  4. Ask your tax collector to sign if needed

Senior Freeze needs proof that your property taxes were paid. Most town tax offices handle this quickly. Call first and ask what they need.

  5. Watch for payment

ANCHOR payments start in the fall and Senior Freeze checks began going out July 15. Stay NJ is paid in four installments. Check your status by calling 1-888-238-1233.
